Puerto Vallarta Villas is proud to offer property management services to property owners in Puerto Vallarta, Mexico and surroundings. Puerto Vallarta Villas helps to insure that your vacation property, including possible rentals, is ready for use by you, your family, friends or your guests at anytime.   We will handle any and all headaches of managing a property in Mexico from a simple bill pay to major construction/repair, minimizing the cost of repairs and maintenance using our network of contractors, vendors and handymen.

As owners and renters in Puerto Vallarta over the past 14 years, we understand the worries of owning vacation rentals or vacation homes when you cannot be here. We thrive in making sure your investment is protected and secured by thoroughly inspecting* the property regularly and screening* prospective tenants.

Our property management services include but are not limited to:

Basic package - Payment of the following where applicable:

• - Utility bills (Gas, water, electricity, trash)
• - TV and/or Internet bill
• - Security if applicable
• - Insurance
• - Owner's association dues
• - Property Taxes and Trust - if applicable
• - Monthly reports of all accounting
• - Listing of property and general advertising on our website and partners (on request)

Deluxe package:

• - Includes all items in Standard package
• - Supervision of staff if required
• - Inspect property weekly (see schedule of inspection) with reports to Owner/Mgr
• - Supervise any projects including bid acquisitions
• - Supervision of all maintenance needs
• - Pre and Post vacation greeting upon request (Greet guests at the property, handle keys if applicable, tour property, deliver local news paper and/or magazines, offer concierge services when required; see guests at departure).

Puerto Vallarta Villas will be glad to assist you in creating a live calendar for your property for a small fee. Owners will be responsible for updates unless contracted with Puerto Vallarta Villas. We will put your calendar on our website under your listing and under the quick search frame. This will allow potential renters/internet browsers to find your property by availability and leading to a faster booking. If guests are searching properties by dates, only properties with live calendars will be viewable. General search only puts you in the pool. Listing of property and general advertising on our website and partners is off course upon request.

Scheduled inspections (varies upon property criteria; not limited to)

• - Interior, exterior routine construction and maintenance supervision (as required)
• - Maid, Cook and gardener or other possible Staff
• - Pool maintenance and routine repairs
• - Pest control / Fumigation.
• - Interior, exterior Painting & routine Reparations
• - Interior, exterior plants
• - Landscape and Trash removal
• - Doors and windows
• - Air out property
• - Check lighting throughout
• - Air conditions
• - Basic plumbing, leaks, etc.
• - Post storm inspection and reparation (per agreement)

Packages can be modified to accommodate each and every owner and or property upon requests; fee may apply for services. *Services vary upon choice of management packages. Our level of services is first class; professional and courteous. Delivered in a timely manner; and above all, we will always look out for the best interest and comfort of our mutual clients/guests.

LABOR SERVICES:
Personal Shopping Service- 25.00 USD with a minimum charge of 1 hour; plus 20% on purchase price

Obtaining estimates:- 50.00 USD per hour

Supervising Projects, Major repairs, Additions to home, New installations- 20% surcharge on work performed

Maid Services                                                 $350.00 pesos per day

Maid/Houseman Services (Molino de Agua)       $400.00 pesos per day

Cook                                                              $400.00 pesos per shift

Chef                                                              +$900.00 pesos per shift

Houseman                                                      $350.00 pesos per day

Server                                                            $350.00 pesos per shift

Gardener                                                         $200.00 pesos per service
